Rule of Thumb

In this project, the main goal was to use “rules of thumb” to generate a response to design requirements for a house. There are many different kinds of “rules of thumb” – social, traditional, technical, and financial, that have shaped the design and construction of residences in North America.

About Client: 
An independent artist that goes by the name JVKE is looking to buy a new house to continue their dream of building up his music career. He has a girlfriend and a dog with him in the house and as of now he has no plans for kids in the future and wants to focus on his career. 

Materials:

PARTS OF HOUSE AND THEIR PURPOSE

Needs:

-Master Bedroom
-Guest Room
-Big Workspace
-Backyard space
-Balcony

Wants:

-Kitchen w/ island
-Mud Room
-Patio
-Living Room
-Unfinished Basement

-Master Bedroom: a place for him and his girlfriend to sleep
-Guest Bedroom: If he gets a bigger audience, JVKE would like to start getting some features on his songs so having a guest room would be helpful when inviting people over to create music. 
-Office Space: working from home for most days so his workspace should be big enough for a piano and monitor setup, mic, speakers, etc for a studio.
-Backyard Space: mainly used for the dog to play and go to the bathroom
-Balcony: used for when he needs to cool off from being inside.

Code Requirements:

The house will be a maximum of 800 square feet, and provide a living room, a space for cooking and dining, two bedrooms, 1 ½ baths, and 
other spaces appropriate for a house.
1.    Natural light: Minimum glazing area at the windows = 8% of the floor area
2.    Natural ventilation = Minimum openable area of windows = 4% of the floor area
3.    Every dwelling unit shall have at least one habitable room that shall have not less than 120 square feet of gross floor area.
4.    Other habitable rooms shall have a floor area of not less than 70 square feet (exception for Kitchens)
5.    Each dwelling unit shall be provided with a kitchen area; it shall have a sink.
6.    Each dwelling unit shall have a bathroom with a water closet, lavatory, and bathtub or shower.
7.    The house must be visitable, with an accessible main entry, an accessible bathroom, and turning clearances to reach all areas on the 
ground (first) floor.

Concepts

Hand Drawing:

I drew up a concept of the ideas that I wanted and get an idea of how I should use the space. I wanted the house to not be too basic but have enough definition where the building can pop while still blending in with the theme of the surrounding houses. 

3 Core Concepts:

- #74 Animals: A place for dog to play
- #77 House for a Couple: He has a girlfriend
- #146 Flexible Office Space: Hes a musician so he needs a music area
